Spruce Town Planning are pleased to have secured planning permission on behalf of the client for the comprehensive redevelopment of a site located on one of Dorchester’s main shopping frontages within the historic town’s Conservation Area. The site consists of two buildings and the land and structures to the rear of each respective building. The existing buildings are not designated heritage assets in their own right, however there are a number of listed buildings adjacent to the site and within the vicinity.
Following a positive pre-application advice response from the local authority, Spruce Town Planning worked with the client and the architect to deliver a scheme that preserves the significance and appearance of the nearby heritage assets and also addresses the potential ecological impacts of the development on trees and nitrate pollution levels. As a result, approval has been granted for the part conversion of one of the buildings to form a house, demolition and reconstruction of the other building to form a ground floor commercial unit with four flats above, and the erection of five new dwellings (houses and flats) with associated access and landscaping at the rear.
