Spruce Town Planning assisted their clients to secure prior approval for the change of use of an office building in Brockenhurst to create five apartments.
Under the Town and Country Planning (General Permitted Development) Order 2015 (As amended) the change of use of offices (use class B1(a)) to residential use is permitted development where certain criteria are met. For those sites that meet the relevant criteria the Applicant is required to first submit an application to the Local Planning Authority as to whether prior approval will be required for the change of use.
Spruce Town Planning worked with the client and architect to ensure that the building in question met the requirements of the regulations and therefore qualified for the permitted development rights. Having done so, Spruce Town Planning then prepared and submitted the application for a prior approval determination to the Local Planning Authority. The Authority subsequently confirmed that prior approval would not be required.
The change of use enables five new homes to be created within a sustainable location in Brockenhurst.
