Spruce Town Planning are delighted to have assisted our clients secure householder planning permission at appeal for the addition of a roof terrace to a property in Sandbanks, Poole.
The property, a detached house on the Sandbanks peninsula had previously been granted planning permission for a roof extension to create second floor accommodation. The applicants had then sought to alter the planning permission to add a roof terrace above, but the Local Planning Authority had refused permission stating that the addition of terrace would exacerbate the height of the building. Spruce Town Planning were instructed to prepare an appeal against the decision on behalf of the applicants and argued that the terrace would be in keeping with the variety of buildings found nearby, a number of which already have roof terraces. Furthermore, the lightweight appearance of the glazed balustrading would mean that it would not be a highly prominent feature. The Inspector agreed with the Applicant’s case and the appeal was allowed.
