Spruce Town Planning are extremely pleased to have secured planning permission at appeal to alter and extend an existing bungalow in Poole, which includes work to form a first and second floor extension in the roof space.
The local authority had refused the initial application, with the main issues raised being the effect of the proposed development on the character and appearance of the area and whether or not the proposed development would result in a total demolition and loss of the existing dwelling.
Spruce Town Planning worked with the client and the architect to submit annotated plans and evidence in the appeal application that demonstrated the extent of the existing building that would be retained, and that the scale of the proposed alterations were comparable to other redeveloped dwellings in the same area. The appeal Inspector accepted the evidence and has allowed the appeal, noting that “the well-proportioned contemporary design would add to local distinctiveness by reflecting the evolving street scene” and concluded that “the proposed development would have an acceptable effect on the character and appearance of the area”.
